Local Land Charges in Poole
When buying property or land, a Local Land Charges search should be carried out to identify any legal restrictions, financial claims, and decisions etc that might be attached to the property or land. If restrictions do exist, the next owner or occupier will be bound by them.
Examples of such restrictions are:
- Tree Preservation Orders
- Planning conditions
- Conservation areas and listed building entries
- Enforcement notices or financial charges
We maintain a statutory register of local land charges. We update it daily to make sure the information given to conveyancers is accurate.
A full search is made up of two parts.
- LLC1 provides entries from the Local Land Charges register
- CON29 provides additional information on the property such as road schemes, planning and building control history and any legal notices that may affect the property
Solicitors would normally contact us to carry out the search and we will collect the information together from different departments and bring it together into one search.
We do not provide information on property ownership.
